Position Summary

The General Manager is responsible for the management of one or more commercial buildings. To include but not be limited to the performance and total return for all assigned assets. Apply a proactive, hands-on management strategy, whether it is increasing occupancy, maximizing cash flow, or achieving long term or immediate goals.

Position Reports To:

The position reports to the asset manager. The General Manager supervises and leads the building site employees and guides the property managers and engineers in successfully attaining the company's operational and financial goals while reinforcing the company's customer service culture.

Essential Functions/Responsibilities

Manage the property operations and staff

  • Preparation of the property operating budget
  • Collect rent
  • Analysis of financial and operational reports and identifying opportunities for improvements
  • Manage cash flow, distribution analysis and investment projections
  • Participates in the development of marketing, leasing and tenant retention programs tailored for the subject property
  • Trains personnel as necessary
  • Negotiate third party contracts
  • Attends and participates in industry association meetings and seminars to keep up-to-date on trends and changing conditions in the marketplace
  • Monitor preventative maintenance program, its implementation, and conducting property inspections
  • Oversee the work of outside contractors
  • Oversee construction and tenant improvements
  • Performs other duties as assigned.

    Education and/or Experience .

    High school education or equivalent required. BA or BS degree in business, economics, finance, real estate, or other related field preferred. Previous commercial property management experience in leasing and operations required. Knowledge of accounting principles using accounting software preferred.

    Skills/Specialized Knowledge

    Must possess a basic working knowledge of commercial property management including but not limited to laws and regulations, building and grounds maintenance, tenant relations, leasing, rent collections, accounting principles and the use of accounting software and property safety.

    Required Licenses

    Licensed Real Estate Agent preferred. Other Commercial industry designations encouraged. Valid driver's license if required to operate a licensed motor vehicle in order to perform the job duties.

    Physical Demands

    The physical demands described are representative of those that must be met by an employee to successfully perform the essential functions of the job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

    The work is described at light in physical demand. Requirements include the ability to frequently sit, stand, walk, extend arms and hands forward and overhead, finger and grasp. Must be able to occasionally bend, crouch or stoop. Must be able to lift and carry up to 25 pounds. Must have close and distance vision and the ability to adjust focus.

    Mental Functions

    Must be detail oriented and able to concentrate on intricate detail with some interruption. Must be able to understand and relate the concepts behind specific ideas. Must be able to complete complex tasks assigned over an extended period of time.

    Work Environment

    The work is conducted in a typical office environment with temperature control and natural and artificial light. Outdoor activities require exposure to seasonal weather and the associated temperature fluctuations.
